City Park Fountain

Designed in 1882, the 320-acre neighborhood namesake  City Park  is the largest in Denver.   Buffalo grass, sage brush, and cactus have been replaced with lakes, trees, grass, pathways, and flower beds.   Magic!

The Denver Zoo was  opened in 1886 with a single black bear.   Ferril Lake and the boathouse followed in the early 1990s.   In 1908, today’s  Denver Museum of Nature and Science  was opened as well as City Park’s “electric fountain” with water geysers and light beams controlled with levers as if a part of the Wizard of Oz.   A modern replica of the fountain with LED-lights and computer-manipulation was rededicated in 2008, one-hundred years later.

In 1925, the city built the new East Denver High School complete with a 162-foot central clock tower as a matter of civic pride.   Expanded in 1975, the high school remains in use today and was declared a Denver historic landmark in 1991.

The City Park neighborhood is long on history and city institutions.   Summers are filled with outdoor activites and the zoo and museum are open year-around.   The  tree-lined streets offer  many historic homes and buildings.   Along the park, you will find several  modern mid-rise condominium towers with stunning views of the front range.

When you live in City Park, you enjoy the best of the city and the park!

Lowry Prospect Park

The Lowry neighborhood name originates with Denver’s World War I hero Francis Lowry.    Opened in 1923, the Colorado National Guard Field was renamed Lowry Field in his honor.   In 1939, the U.S. Army Air Corps open an air base nearby and named it Lowry Army Air Base.

By 1966, the increasing air traffic at Lowry airfield was conflicting with the expanding  residential population of the City of Denver.   The Army decided to move the majority of  air traffic to Buckley Air Base.   In 1994, the  Lowry Army Air Base officially closed.

The Lowry neighborhood  consisted of mostly aging housing inventory that surrounded the airfield.   A new master-plan for the community was developed calling for over 800-acres of public open space and parks.   The Lowry Town Center was designed as a community  meeting area together with shopping, restaurants, and entertainment spots.   Through-out the community, you will find  planted flower beds and displays of public art.

Lowry is a comfortable place to live and play!

Stapleton Denver

The Stapleton neighborhood’s heritage seems to be rooted to airplanes.   In 1919, the Curtis-Humphreys Airplane Company was formed nearby complete with an airfield.   In 1929, the Denver Municipal Airport was opened and was renamed Stapleton Airfield in honor of Denver mayor Benjamin Stapleton in 1944.

Air traffic continued to grow at Stapleton International Airport until it became a problem.   Expansion of the airport was restricted as the City of Denver grew east.   For a time, the FFA restricted the height of Downtown Denver skyscrapers as being in the line-of-flight of Stapleton aircraft.

Denver International Airport was planned and constructed.   Air traffic was ceased at Stapleton and commenced at DIA on a single day in 1995.

In 2001,  4,700-acres of land began redevelopment as the Stapleton neighborhood.   Vast expanses of open public land and neighborhood parks were planned.    The community was planned to be mindful of the environment and energy consumption.    Residential areas were to be pedestrian friendly and close to parks and pathways.

The Stapleton neighborhood is  a friendly place to live and play!

Washington Park Bike Rider

In the 1860s, Smith Lake in Washington Park was a buffalo watering hole.   There were a few settlers looking to get away from the City of Denver.   By 1886,  the  suburb of South Denver was  formed.   Independence was short lived as the Silver Crash of 1893 forced South Denver to be annexed  by the City of Denver.

In 1881, Denver poet Eugene Field lived in the neighborhood.   His cottage was restored and relocated to the eastside of the park and a statue of the  ”Wynken, Blynken & Nod” characters from his “Dutch Lullaby” poem has been erected nearby.

Denver’s landscape architect, Reinhard Schuetze, undertook the task of designing and  supervising the construction of Washington Park from 1899 through 1908.   The park was like a magnetic attracting  people looking for a respite from the pace of  Denver.   Many brick homes were built in the neighborhood between 1900 and 1940.

Within the 162-acre park, you will find  two-lakes with fishing and sailing, a boat house renting paddle boats, volleyball,  ball playing fields, a jogging track, a bike track,  countless picincing areas,  and wonderfully old trees. The park has always been the center piece with most  people living within walking distance of the park.

Old-town South Gaylord Street has a collection of restuarants, bouitique shops, cafes, coffee houses, and more.   Old-fashion street lamps have been installed to give a sense of the early days.   Summertime finds street festivals of music, food, and fun.

Washington Park is  ”an island of country” within the City of Denver!

Highland LoHi Charm

In 1875, the wealth residents of the Town of Highlands looked down upon the “sinful and filthy” City of Denver.   Never mind that they worked there by day and made their wealth among the sinners.   By the 1890s, the wealthy grew tired of the traffic delays in circumventing the railroad yard and the South Platte River and moved to the new and upcoming Capitol Hill neighborhood east of Downtown.   European immigrants began claiming the Highland neighborhood and added the charm that is Highland today.

By the 1960s, Highland had fallen victim to urban-flight and was deteriorating.   Cheap housing and cheap rents attracted the starving artists and bohemian crowd.   The old-world charm began to shine again.

Three-bridges were built to span the railroad yard, the South Platte River and Interstate-25.   Real estate developers arrived to construct new condominiums and convert old commercial buildings into residential lofts and flats.   With the new young urban city dwellers arriving enmasse, more restaurants, bookstores, art galleries, coffee houses, cafes, and such, were opened.   The family-run neighborhood business district flourished.

Lower Highland, known as LoHi, nearest the Highland Bridge is among the most popular neighborhoods in the city.   Yoga, tea, bike ride, then off to work.   Sounds great!

Ballpark Neighborhood

Early in the history of Denver, the Ballpark neighborhood was a concentration of 2-3 story red brick storehouses and factories supported by the Denver rail yards close-by.   In  1995, the 50,000-plus seat Coors Field baseball stadium was completed on a 76-acre site.   This was the beginning of  the Ballpark neighborhood’s transformation.

In 2002, the City of Denver established the Ballpark Historic District covering 20-blocks to preserve the historic intergrity of the area as was done for the LoDo area earlier.    Old  buildings began to be converted into residential condos and business space.

No more apparent is this  than on North Larimer Street.   Here you will find restaurants, bookstores, dance clubs, cafes, brew  pubs, and more.   From April to October, between 21st and 22nd  Streets on North Larimer, you will find the Ballpark Market with over 200-vendors hawking a variety of goods and services. What fun!

If you are looking for a gritty city urban neighborhood, take a look at Ballpark!

Downtown Denver Condos

Denver is a city with an amazing historical past.   Today, Denver is happily a marriage of the Wild West with the Technology of the Future.   Fortunately, Denver’s city council had the insight to restore the historic past and make it Denver’s future.

In 1988, the city council established the Lower Downtown Historic District  covering a 27-block area that included over 120 historically significant structures.   Rather than demolishing buildings as was common in the 1960s and 1970s, old buildings were being restored, renovated and converted.   Funky coffee houses, jazz  clubs,  fine dining restaurants, chic cafes,  sophisticated wine bars, and other entertainment venues transformed the area.   Best of all, many buildings were converted into  residential lofts allowing you to work, live and play without driving your car!

In 1995, Coors Field, home to  Colorado Rockies baseball, was built.   The Pepsi Center, home to Denver Nuggets basketball, followed in 2000.    In 2002,  the Ballpark Historic District was formed to protect a 20-block area.   Again, buildings were renovated and converted, and again, the area went from blight to  vibrant.

Add-in 90-acres of new parks in the Central Platte Valley and a few pedestrian bridges to span the railyards, the river and Interstate-25 and  you have a very pedestrian-friendly city-urban live-work Downtown.   Its All Good!

Larimer Square in LoDo is situated in the very location that General William Larimer chopped-down some cottonwood trees and built a log cabin.   He filed a claim in 1858  for one-square mile and established Denver City, named after Kansas Territorial governor James Denver.   At that time, Denver was part of the Kansas Territory.

The Gold Rush was followed by a Silver Rush.   Four railroads served Denver in 1880 and the Union Station was completed in 1881.   When passengers got off the train, they were welcomed by  today’s LoDo.   Storehouses, factories and other businesses populated the area related to train-activity.   As the economy shifted away from train transportation to highways and air travel, the area become blighted.   Twenty-percent of the structures were demolished by the end of the 1970s.   In 1988, the Denver City Council established the Lower Downtown Historic District to encourage revitalization.   It worked!

The LoDo Historic District covers 27-blocks and has preserved over 120-historic structures.   Former warehouses and factories have been converted into residential units and small businesses.   Restaurants, clubs, and shops abound.

Sidewalk Cafe Golden Triangle

In 1902, the Denver Municipal Art Commission discussed the idea of creating a civic center for Denver to centralize and showcase the governmental and cultural pride of the City.   The Colorado State Capitol was completed in 1904 followed by many additional public, civic and governmental buildings.   The area is visually best known for the Frederic C. Hamilton Building designed by Daniel Libeskind completed in 2006.   The titanium-clad  structure is home to the Denver Art Museum.

This area has housing dating back to the 1880′s although  relatively few of these  structures  remain today.   In the 1950′s, the area was overcome by parking lots, auto repair shops and car dealerships.   A renaissance of the area began in the 1970′s and has continued to the present day.    Over 500-residential units have been  newly construction in the past decade, many in the form of low-rise and mid-rise luxury condominium projects.

The volunteer Golden Triangle Association is the proud caretaker of this urban village neighborhood.   Join the monthly free art bus to tour local galleries or enjoy the many  neighborhood parks.

Th Golden Triangle is bordered by Colfax Avenue, Lincoln Street, and Speer Boulevard.
